1. Introduction
At WindowWorks we are committed to giving our clients clear expectations about the services we provide, our service standards, and the terms that govern our relationship. This agreement exists so that WindowWorks and the client share the same understanding of the work to be performed, the payment terms, and our other policies.
Please review this agreement in full before authorizing services. If you have questions about any part of it, including scope, pricing, payment, or other policies, contact WindowWorks before you authorize work.
By authorizing services, you acknowledge that you have received, reviewed, and understand these terms and agree to be bound by them. WindowWorks will not begin work without that acknowledgement.
1.1 Acceptance of Terms
By approving an estimate, whether through our system or by written confirmation by email or text, the client acknowledges that they have read and agree to all the terms in this agreement and authorizes WindowWorks to do the work specified in the estimate. WindowWorks is released from property damage claims unless negligence or willful misconduct is determined to have caused the damage. WindowWorks is not responsible for pre-existing damage, or for damage to loose siding, paint, wood, trim, or windows that were previously noted as damaged or found to be deficient during the pre-inspection walk-through.
An estimate is our best assessment of the work, not a final bill. If the property turns out to be materially different from what the estimate described, WindowWorks reserves the right to adjust the price and will tell you before work begins or continues. You may decline the adjusted work at no charge.
1.2 Description of Binding Agreement
These terms and conditions are a binding agreement between the property owner, identified as "client", and WindowWorks and its owners, technicians, and subcontractors, identified as "WindowWorks", for the performance of residential or commercial exterior cleaning services, including pressure washing and non-pressure (soft) washing, in exchange for payment. All services WindowWorks provides are subject to these terms. WindowWorks reserves the right to update these terms at any time, with or without prior notice. The current terms can be read in full at wwofwa.com/terms, which is linked from our website, email communications, and invoices, and are available by written or verbal request.
1.3 Authorizations
Property access. The client agrees to allow WindowWorks on the property to complete the services documented in the approved estimate, within the timeframe given at the estimate. Due to unforeseen circumstances such as severe weather, traffic, or other extenuating circumstances, the service may need to move to the next available business day. WindowWorks will accommodate rescheduling quickly and within reason but must work around other scheduled clients and the weather. WindowWorks also has permission to visit the property with little or no notice to assess service needs before the date of service, and to verify quality after services have been rendered.
Parking. The client agrees to provide two car lengths of parking for the work truck, in the driveway or directly on the street in front of the home. All equipment is mounted on a truck, and the hoses pull from it, so we cannot work from down the block or across the street. If parking is limited, it is the client's responsibility to alert WindowWorks before arrival. If technicians arrive and are not provided adequate parking, the client will be charged a delay or cancellation fee as described in section 8.
Water source. The client agrees to allow WindowWorks to use the property's water through an outdoor spigot, turned on and easily accessible on the date of service, with steady pressure of at least 30 PSI. It must be a direct line; WindowWorks cannot connect to a standard faucet, and cannot pull water from water features, ponds, or other natural sources. If the property is on well water, or in an area with low water pressure or volume, the client agrees to inform WindowWorks before the job and to avoid using water during the service. The client must tell WindowWorks about any leaking spigot to avoid flooding inside or outside the property, and about any water meter on a spigot so preparations can be made. WindowWorks will not be held liable for pre-existing damage to spigots; the client will be informed of any damage identified before services begin. WindowWorks will not be held liable for any issue inside or outside the home that is not related to the cleaning service.
Construction and contractors. WindowWorks cannot complete a service while construction or other home projects are in progress and cannot work around other contractors. If the client plans construction or will have other contractors on site, the client is responsible for contacting WindowWorks to reschedule with at least 24 hours' notice. If WindowWorks arrives to find construction underway or other contractors present, a cancellation fee applies as described in section 8.
Arrival window. The scheduled time given when booking is a two-hour window during which technicians may arrive. WindowWorks will manage expectations if that window has to shift. If the client is not home or does not provide entry when the technician arrives or delays the start of service by more than 15 minutes due to lack of preparation, WindowWorks reserves the right to cancel the appointment, and the delay fees in section 8 apply.
1.4 Risks and Release of Liability Acknowledgement
1.4.1 Overview
WindowWorks technicians are well trained in the equipment used in the cleaning industry and take the necessary precautions to prevent harm to client property. Damage can still occur to any delicate surface because of poor maintenance, neglect of the property, or low-grade building materials. Routine maintenance per the manufacturer's recommendations is the client's responsibility. Before services begin, the client must notify WindowWorks of any areas of concern regarding potential water intrusion. The client assumes all risk and responsibility for damage caused by improper maintenance.
1.4.2 Inspection
Before we begin, we photograph and note any pre-existing damage and report it to you. We need your acknowledgement of that report before we complete the work: a reply by text or email, or a verbal acknowledgement that we record. For that reason, we ask that you be reachable by text during your appointment. If we cannot reach you, the work waits until we can, and the delay terms in section 8 apply. If we discover new damage during the work, we stop, document it, and contact you before continuing.
1.4.3 Plants and Landscaping
WindowWorks follows established procedures to protect plant life around the cleaning area. Services may be scheduled in midday sun, and there is some potential for leaf burn as water reaches plants during cleaning. If an issue arises with plant life near the cleaning area, WindowWorks will evaluate whether the foliage suffered leaf burn and will recover, or was killed, and will then determine a plan of action.
2. Window Cleaning Acknowledgement
2.1 Requirement for Service
The client must have a water spigot available. WindowWorks cannot connect to a standard water faucet.
2.2 Window Tracks
Cleaning window tracks is tedious and often requires the window to be disassembled to deep clean properly. WindowWorks offers a separate deep track cleaning service that is not part of standard window cleaning. Technicians remove what debris they can from tracks during basic service, but some debris may remain.
2.3 Hard Water and Non-Organic Blemishes
Window glass is a porous surface and is susceptible to hard water mineral staining, paint overspray, and similar buildup. These blemishes will not be removed by standard window cleaning packages. Hard water and non-organic buildup can be removed, but the process is time intensive and requires a signed scratch waiver.
2.4 Seal Breaks
Most modern windows have seals protecting a gas-filled insulating layer between the two panes. When a seal breaks, the gas escapes and the result can be moisture, organic growth, a rainbow-like hue, or what looks like etching on the glass. This is common in the Pacific Northwest and results from neglect, ultraviolet exposure, damage to the frames, and similar causes. It cannot be fixed; the glass must be replaced. If a seal break makes a window look dirty, WindowWorks cannot fix the root cause, and if a seal break makes a window look worse after cleaning or house washing, WindowWorks is not responsible for the seal break.
2.5 Screens
WindowWorks is not responsible for screens damaged during removal. Screens are often built too large for the window, made from low-quality material, or left brittle by neglect, weathering, and ultraviolet exposure. If the client is concerned about screen damage during removal, the client is encouraged to remove the screens before the service date.
2.6 Window Frames
Window framing means the framing that encompasses the glass, not the wood trim surrounding the window. If the client wants the trim cleaned, prior arrangements must be made.
3. Gutter Cleaning Acknowledgement
3.1 Expectations
The purpose of gutter cleaning is a clear passage for water to leave the roof, collect in the gutters, and flow through them without obstruction. There may be small pieces of leftover debris, such as pine needles or dirt, or standing water caused by poorly installed or damaged gutters. WindowWorks' method changes with the weather and the condition of the gutters at the time of service: technicians may hand clean or clear gutters with a leaf blower and rinse any overspray or residue from the siding if necessary.
3.2 Debris Management
The client is responsible for providing a dump site for gutter debris, such as a yard waste bin or compost. WindowWorks does not remove debris from the property unless prior arrangements are made, and additional cost may apply if removal is requested. Technicians do their due diligence to leave the site tidy, but some small residual debris may remain. Gutters can fill quickly during weather events; WindowWorks is not responsible for debris filling or clogging gutters after a cleaning is complete.
3.3 Gutter Guards
WindowWorks does not service gutters with guards of any kind unless prior arrangements are made. If WindowWorks is not told about gutter guards at or before scheduling, technicians will blow debris from the roof and the top of the guards, and the client will be charged the original agreed price. WindowWorks does not recommend gutter guards of any type in the Pacific Northwest, because the fine debris that falls here, especially pine needles, clogs them.
3.4 Damaged or Improperly Installed Gutters
Gutters that are damaged or improperly installed may not drain properly and may overflow even when cleaned of debris. Technicians do their best to identify these issues at the time of service, but WindowWorks is not responsible if overflow continues in those sections.
4. Roof Washing Acknowledgement
4.1 Requirement for Service
The client must have a water spigot available. WindowWorks cannot connect to a standard water faucet.
4.2 Roof Wash Treatment
Every roof reacts to cleaning solution differently and results vary. WindowWorks' solution is guaranteed to completely kill damaging organic growth such as algae, moss, and lichen. Results improve over time and in some cases take several weeks, depending on the age of the roof, the type of shingle, the location, and the amount of buildup.
WindowWorks does not pull or force growth from roof material, because that can cause damage. If the client insists on having moss forcibly pulled from the roof, a liability release waiver must be signed holding WindowWorks not liable for any damage, and the 3-Year Limited Moss-Free Warranty is voided where it applies. WindowWorks recommends only the soft washing method for roofs.
4.3 Roof Granular Loss
Roofs lose granules over time as they age, and faster where organic matter such as moss, algae, and lichen is allowed to grow. Moss and lichen damage roofing faster than algae, and granular loss can be significantly greater in those areas. Cleaning may expose areas of granular loss. This damage is irreversible, and WindowWorks recommends regular maintenance to extend the remaining life of the roof.
4.4 Roof Wash Touch-Ups
Heavy patches of algae can leave light brown areas after treatment, and it may take 8 to 12 weeks for the dead algae to come off with the help of natural weather. Moss and lichen turn white after treatment, dry out, and fall from the roof over the same 8 to 12 weeks; actual timelines vary with the severity of growth. WindowWorks lets the solution kill the growth without damaging the roof with high pressure. If brown areas or growth remain after 12 weeks, contact WindowWorks immediately for a post-cleaning inspection.
Roofs with severe growth may have a touch-up visit scheduled for about 6 to 8 weeks after treatment when a second application is needed. Touch-ups are not charged when the initial estimate anticipated that a second application would be necessary.
4.5 3-Year Limited Moss-Free Warranty
On composition shingle, concrete tile, and cedar shake roofs, WindowWorks warrants the roof against returning moss for three years from the date of the roof wash. If moss returns in that period, we re-treat the affected areas at no charge. The warranty stays active only while WindowWorks performs one to two gutter cleanings per year; the number set at the wash by tree cover and debris load; each visit includes a roof inspection. It is void if growth is forcibly pulled from the roof, if another company treats the roof, or if the cleanings lapse. The warranty stays with the roof: it transfers to a new owner at no charge when the property sells, on the same conditions, provided the new owner contacts WindowWorks within 60 days of closing with their name and the closing date, so we can put the property in their name and keep the cleaning schedule going.
5. House Washing Acknowledgement
5.1 Requirement for Service
The client must have a water spigot available. WindowWorks cannot connect to a standard water faucet.
Prepare the property using the Client Checklist we send with your booking confirmation, also at wwofwa.com/checklist. WindowWorks technicians will cover sensitive fixtures or outlets with covers you provide; if you do not have covers, turn off exterior outlets and fixtures at the breaker before we arrive.
Sight-unseen estimates are based on client-provided photos, aerial imagery, Google Maps, or other listed information, and flaws or damage on exterior surfaces are not visible in them. For a sight-unseen estimate, WindowWorks is not liable for unacknowledged flaws or damage, and will do its due diligence to identify them on the date of service before washing begins. Rust, soot, grease, some man-made stains, and other non-organic stains will not be removed by a regular house wash.
5.2 Oxidation
Any blemish, flaw, or existing oxidation will be more noticeable after cleaning. Homes that have not been properly maintained or have prolonged sun exposure are susceptible to oxidation: a chalky white powder on the siding and loss of the clear coat's luster. Removing residue and debris can make these blemishes more visible. WindowWorks may not find every flaw during pre-inspection and is not liable if flaws, blemishes, or oxidation are more noticeable after washing, unless the damage is found to be due to WindowWorks' negligence. Oxidation removal is available as an optional service at added cost.
5.3 Weep Holes
A vinyl-sided home with significant grime may have debris, dirt, and insects in its weep holes and behind the siding. WindowWorks' house wash solution pulls that material out of the weep holes, and residual drainage is common while the siding dries. It is not a stain and not permanent; it comes off with morning dew, a garden hose, or rain. If drainage is heavy, WindowWorks will return for a full rinse after a visual inspection.
5.4 Wood or Log Sided Homes
Wood and log-sided homes require special attention and maintenance, and certain woods such as cedar require special cleaners. These homes may need a more in-depth evaluation before an estimate. Our technicians evaluate the home thoroughly and share their recommendations. House washing may break down old stain, paint, or sealer that has degraded over time, and lightening or graying of the wood may still occur after washing.
5.5 Gutter Cleaning
A house wash cleans only the exterior faces of the gutters. Cleaning the inside of the gutters is a separate service at added cost.
6. Pressure and Soft Washing Acknowledgement
6.1 Requirement for Service
The client must have a water spigot available. WindowWorks cannot connect to a standard water faucet.
6.2 Drainage
WindowWorks uses high-volume pressure washing equipment that requires the target area to drain effectively, which is very difficult to judge at the time of the estimate. If an area is found to drain poorly, technicians will explain the situation before continuing. An additional fee applies to jobs that require pumping water from a poorly draining area, and the area may be left with residual standing water or mud; the client is responsible for rinsing loose debris once it dries. WindowWorks is not responsible for water intrusion in areas of poor drainage.
6.3 Asphalt
Pressure washing asphalt carries a risk of etching and damage, and WindowWorks recommends it only before sealcoating. By approving the estimate, the client assumes the risk of etching damage, and WindowWorks will not be held liable. If damage or etching occurs during the service, technicians will notify the client; if the client then stops the service, the full amount of the estimate is charged.
7. Client Day of Service Preparation
Have the property ready 4 to 6 hours before the appointment. Technicians sometimes run ahead of schedule and may arrive early. The full Client Checklist is at wwofwa.com/checklist and is sent with your booking confirmation.

All windows and doors shut tightly.
All exterior outlets and fixtures shut off at the breaker unless they have outdoor covers.
Screens removed if windows are being cleaned with our purified water-fed pole system or lifted where heavy debris has collected between window and screen.
Pets inside, and pet waste picked up, before and during the visit.
No water use inside during the service, so we do not lose pressure.
Be reachable by text during your appointment; we may need you to acknowledge a damage report before we can finish.
8. Payment Terms and Fees
8.1 Residential Clients
Card on file. A credit or debit card on file is required before we schedule work, unless a separate written agreement to pay by check or ACH was made before the job.
Deposit. Jobs of $2,500 or more require a 50% deposit of the pre-tax estimate at the time of scheduling. No deposit is required under $2,500. WindowWorks may waive the deposit in certain circumstances, in writing. Deposits are credited to the final invoice; what happens to a deposit on cancellation is set out under Cancellation below.
Payment due. Payment is due at completion of service, and the card on file is charged that day unless other terms were agreed in writing before the job.
Late payment. Where there is no card on file, or a charge fails, an invoice more than 7 days past due carries a 5% late fee, and 1.5% per month after that. If payment is not received within 30 days of the due date, WindowWorks reserves the right to file a civil claim to collect the outstanding balance, and any legal fees incurred are added to the balance. WindowWorks also reserves the right to decline further work for a client who is currently past due, or who has been 30 or more days past due more than once.
Cancellation. Appointments cancelled on short notice are hard to fill. Within 24 hours of the appointment:
Reschedule: $250 or 20% of the estimate, whichever is greater.
Cancel without rescheduling: the full deposit is kept. If no deposit was taken, 20% of the estimate or $250, whichever is greater.
Materials bought for the job are charged at cost on top of the above.
WindowWorks reserves the right to waive or adjust cancellation fees case by case.
Delay of service. If the client delays or prevents the start of service:
Wasted trip: we arrive and cannot work because the day-of-service preparation in section 7 is not done, other contractors are on site, or there is no usable water: 25% of the estimate.
Delay: We can work, but preparation, access, or acknowledgement of a damage report costs the crew more than 15 minutes: $100.
Water: no water source with steady pressure of at least 30 PSI, or a water failure during the job: $100 or 10% of the invoice, whichever is greater. This fee does not apply if the client told WindowWorks before the job that the property is on a well or has low water pressure.
Returned payments. A $30 fee applies to any returned check or ACH transaction returned for insufficient funds.
8.2 Commercial Clients
Payment terms. Commercial accounts may request net 30 or net 60 terms, agreed in writing with an owner of WindowWorks before the job. The payment method (check, card, ACH) must also be agreed in writing beforehand, and any change communicated and agreed before work begins. Without agreed net terms, invoices are due at completion of service.
Late payment. Payment is due by the close of business on the last day of the agreed term. A past-due invoice carries a 7% late fee. If payment is not received within 30 days of the due date, WindowWorks reserves the right to file a civil claim to collect the outstanding balance, add any legal fees to the balance, and decline further work for a client who is currently past due or who has been 30 or more days past due more than once.
Deposits, cancellations, delays, and returned payments follow the residential terms in 8.1.
9. Content Release and Use
WindowWorks photographs properties to document condition and damage as part of routine work. This media may be used for marketing under the following terms:
The client allows WindowWorks to use photos, videos, reviews, or descriptions of the property in advertising WindowWorks services.
WindowWorks uses this media without compensation to the client.
The client agrees not to seek punitive action in a court of law regarding the use of this media.
WindowWorks will not include sensitive information such as addresses or names.
If the client agrees to a marketing sign on the property, it stays no more than seven days.
A client who does not want photos, videos, or descriptions of their property used in advertising must tell WindowWorks in writing before the day of service.
10. Damage Policy
WindowWorks is responsible under these terms for damage that is a direct result of technician error, negligence, or willful misconduct.
Damage must be discovered and reported to WindowWorks within 3 days of completion of service.
WindowWorks has 30 calendar days from written notice to inspect the premises, and has the sole option to repair, or contract the repair of, any damage determined to be the result of WindowWorks' negligence.
Real estate addendum
We value our work with real-estate agents and understand the industry is fast-paced, stressful, and time-sensitive. We work hard to provide high-quality, fast, last-minute service for you and your clients, and we ask that you respect our need to operate efficiently in return. This addendum supplements the WindowWorks Terms & Conditions for real-estate work. By accepting an estimate, you agree to this addendum and to the main Terms & Conditions.
Sole and priority access
We cannot complete work entirely, or within our budgeted time, when multiple contractors are on site. You agree that WindowWorks receives sole and priority access to the property on the day of service, including full, unencumbered access to parking, water spigots, and the property exterior and interior. Failure to provide sole and priority access on the day of service results in a rescheduling fee of 40% of the job total and deferment of service.
Services agreement
In a fast-paced industry, things can be overlooked, so please read estimates in full. You are sent an itemized list of services with detailed descriptions and an estimate. Accepting the estimate acknowledges that you have read and agree to the terms and scope of work. We complete the services agreed to and are not liable for additional work caused by misunderstandings. If, after the original services are complete, you request additional work that affects the quality of already-completed services because of a misunderstanding of the terms or descriptions, you assume the cost to re-perform, at the original cost, the services that must be completed in sequence for the desired result.
Payment
Payment is due upon completion of work unless other arrangements are made and documented, and signed by both parties, before the service visit. We understand the agent’s client often pays the invoice; even so, WindowWorks requires a credit card on file for our protection. The card on file is charged only if payment is not received within the arranged window.
Any invoice or scheduled payment more than 10 days past due is subject to a 7% late fee or a charge to the card on file. If payment is not received within 30 days past due, WindowWorks may file a civil claim to collect the outstanding debt, and any legal fees are added to the unpaid balance. We may decline further business with clients who are currently past due, or who have been 30+ days past due more than once. This contract is binding.
Roof warranty on a sale
A roof we have washed carries our 3-Year Limited Moss-Free Warranty, and it transfers to the buyer at no charge on the same conditions. The buyer contacts us within 60 days of closing with their name and the closing date, and we put the property in their name and keep the gutter-cleaning schedule that keeps the warranty active.
Exclusions and limitations
The deposit, no-water, cancellation, rescheduling, and returned-check terms in the main Fees, deposits, and cancellations section also apply to real-estate work.
