A new roof is the most expensive thing on your house or your building, and keeping this one clean pushes that bill out. The catch: the mix and the pressure a shingle roof handles will damage metal and membrane, and take the roof warranty with it.
How we do it
Our approach.
On these roofs, the paint and the sealed seams are what keep the water out. Go too strong or too hard and you damage the very thing doing the protecting, so we do neither. We clear the debris and the drains first and cover everything below. Then we treat at a lower strength than a shingle roof gets and rinse at low pressure, so your roof looks better the day we leave. Same method on a house or a commercial building.

The lighter touch
It comes down to the paint and the seams.
Most of what we clean here is metal: standing seam, corrugated, and metal tile, on houses, shops, and commercial buildings. Flat TPO, PVC, and rubber membrane make up the rest. On a shingle roof, the granules are the protection. On yours, it's the paint and the seams. That changes what grows up there and what it takes to get it off without doing damage.
Algae: a film on top of the paint.
On a shingle roof, growth works its way into the surface. On painted metal it sits on top, a film of algae, dust, and grime stuck to the paint. It's worst on the shaded slopes and where panels overlap, because those spots stay wet the longest.
Blast that film off and the paint comes with it. So we kill the growth instead, rinse it away at low pressure, and leave your paint alone.

Lichen: the one that costs you paint.
Lichen grabs onto paint the same way it grabs shingle granules. Scrape it off and you pull paint off with it, and a bare spot is exactly where rust starts.
So we never scrape it. We kill it where it sits, it lets go over the next few weeks, and the paint underneath is still doing its job.

Pollen: the one you can see from the driveway.
Every spring, pollen and dust film over a dark metal roof and you can see it from the street or the parking lot. It looks like nothing. But shade and rain turn that film into an algae problem by fall.

Why only one option, and why not pressure wash?
Because there is only one way to clean these roofs without risking the paint, the seams, the fasteners, and your roof warranty. A damaged seam turns a cleaning job into a leak. That is not a trade we would make, so we do not offer it.
Why is there no moss-free warranty on metal and membrane?
To protect the roof we have to keep the mix weak, and algae comes back faster on these surfaces than on shingle. We are not going to promise years of clear roof when the safe method cannot deliver it. An annual wash is the honest answer, and it costs less than a rescue cleaning anyway.
How soon will the roof look better?
The day we leave, because the light rinse carries off treated growth. On shingle a no-rinse treatment can take weeks to show, but membrane and metal always get the rinse.
What won't a cleaning fix?
Faded or chalky paint, rust, and worn coating stay put, because that is wear, not growth. Failed seams and standing water damage are a roofer's job, not ours. We will point out what we see and give you the photos either way.
What do you need to quote a commercial roof?
We come look at it. Nobody can scope a commercial roof over the phone. Access, roof condition, where we get water, where it drains, your work window, insurance requirements, and tenant notice all change the number.
Is this the same service for a house as for a commercial building?
Yes. A metal roof on a house and a membrane roof on an office building get the same weaker mix and the same light rinse, because that is what the material allows. There is no package to pick either way. What changes is access and scheduling, not the method.
