Membrane & Metal Roof Washing in Newcastle

Metal and Membrane Roof Washing in Newcastle, WA

On these hillside lots the roof is the easy part and reaching it is not. Newcastle's view lots are steep and wooded under Cougar Mountain, with tall firs and cedars dropping on the roof year round and damp Puget Sound air holding it all in place. Metal and membrane still get the lighter mix and the light rinse, and nothing stronger.

Not sure what you are looking at up there? The guide names it and tells you whether a wash takes it off.

What's on my roof?

Access is one of the things that sets the price, along with roof area, condition and how much shade the roof sits in. That is why we would rather look at the property than price it from a photo. The method itself does not move.

Most homes around China Creek, Olympus, Hazelwood and Lake Boren went up in the nineties and the two thousands, so plenty of these roofs are still the original. A roof is the most expensive thing on the house, and keeping this one clean pushes that bill further out. Debris comes off first, everything under the work gets covered and rinsed, and you get photos of both ends of the job.

Newcastle questions

The lot is steep and the roof is two stories up. Does that change the price?
It does. Access and the crew it takes are part of the quote, along with roof area, type and condition. None of it changes the method, which stays a weaker mix and a light rinse.
The firs hang right over my roof. How often should we wash?
Yearly, in that much shade. Two years is what we suggest on most metal and membrane, and growth already comes back faster on these surfaces than on shingle. Shade just speeds it up.

Why it matters

The problem this solves.

A new roof is the most expensive thing on your house or your building, and keeping this one clean pushes that bill out. The catch: the mix and the pressure a shingle roof handles will damage metal and membrane, and take the roof warranty with it.

How we do it

Our approach.

On these roofs, the paint and the sealed seams are what keep the water out. Go too strong or too hard and you damage the very thing doing the protecting, so we do neither. We clear the debris and the drains first and cover everything below. Then we treat at a lower strength than a shingle roof gets and rinse at low pressure, so your roof looks better the day we leave. Same method on a house or a commercial building.

  • We identify your roof type before we quote it
  • Loose debris cleared off before anything is applied
  • Plants and hard surfaces below covered, then rinsed
  • Before-and-after photos for your records

The lighter touch

It comes down to the paint and the seams.

Most of what we clean here is metal: standing seam, corrugated, and metal tile, on houses, shops, and commercial buildings. Flat TPO, PVC, and rubber membrane make up the rest. On a shingle roof, the granules are the protection. On yours, it's the paint and the seams. That changes what grows up there and what it takes to get it off without doing damage.

Algae: a film on top of the paint.

On a shingle roof, growth works its way into the surface. On painted metal it sits on top, a film of algae, dust, and grime stuck to the paint. It's worst on the shaded slopes and where panels overlap, because those spots stay wet the longest.

Blast that film off and the paint comes with it. So we kill the growth instead, rinse it away at low pressure, and leave your paint alone.

Lichen: the one that costs you paint.

Lichen grabs onto paint the same way it grabs shingle granules. Scrape it off and you pull paint off with it, and a bare spot is exactly where rust starts.

So we never scrape it. We kill it where it sits, it lets go over the next few weeks, and the paint underneath is still doing its job.

Pollen: the one you can see from the driveway.

Every spring, pollen and dust film over a dark metal roof and you can see it from the street or the parking lot. It looks like nothing. But shade and rain turn that film into an algae problem by fall.

Plenty of our metal customers, homeowners and property managers both, wash every year just for the look. The bonus is that a roof cleaned every year never gets bad enough to need a hard cleaning.

Debris: where these roofs actually fail.

On a metal roof, needles pile up in the ribs and along the fastener lines, then dump into the gutters. On a flat membrane roof, they wash down to the drains and block them. Either way the debris holds water right against the seams, and standing water on a membrane ruins it over time.

That is why gutter cleaning and roof drainage clearing come with every roof wash here, on a house or a building. Clear drains are not an upsell. They are what keeps the wash working.

The money math

Annual beats rescue.

Algae comes back faster on metal and membrane than on shingle, so the schedule, not the wash, is what saves you money.

Annual washes are the discount.

A roof that never gets bad never needs a hard cleaning. Put it on a maintenance plan and we run the schedule for you: we reach out when it's due, the same crew shows up, and plan customers save up to 20% across the year. Works the same for one house or a portfolio of buildings.

Why WindowWorks

Who shows up matters.

Knowing what a membrane can handle is the difference between maintenance and a roof claim.

Anyone can rent a pressure washer. After 20+ years on Eastside exteriors, and a 4.9 rating across 300+ reviews, we can tell you the real difference is the person holding the wand: what they know, how they were trained, and whether the company behind them takes care of them. We take care of our techs, so they take care of your property.

  • Background-checked

Every technician is background-checked before they ever step onto a customer's property.

  • Certified, skill by skill

Our crews earn certification across 369 individual skills in 10 categories, each one signed off by an evaluator, never just by clocking time.

  • Paid like professionals

A living wage, healthcare, and dental. People who are treated well do careful work, and they stay, so you see the same faces.

  • Licensed, bonded, and insured

With OSHA-aligned safety training for the at-height work. If someone is on your roof, they are trained and covered for exactly that.

  • Method matched to the surface

Soft wash where pressure would damage, hot water where cold cannot lift, the right chemistry for the stain. The method follows the surface, not the other way around.

  • Documented before and after

Every job is photographed before and after, so you can see exactly what changed and keep it on file.

Common questions

Good to know.

Why only one option, and why not pressure wash?

Because there is only one way to clean these roofs without risking the paint, the seams, the fasteners, and your roof warranty. A damaged seam turns a cleaning job into a leak. That is not a trade we would make, so we do not offer it.

Why is there no moss-free warranty on metal and membrane?

To protect the roof we have to keep the mix weak, and algae comes back faster on these surfaces than on shingle. We are not going to promise years of clear roof when the safe method cannot deliver it. An annual wash is the honest answer, and it costs less than a rescue cleaning anyway.

How soon will the roof look better?

The day we leave, because the light rinse carries off treated growth. On shingle a no-rinse treatment can take weeks to show, but membrane and metal always get the rinse.

What won't a cleaning fix?

Faded or chalky paint, rust, and worn coating stay put, because that is wear, not growth. Failed seams and standing water damage are a roofer's job, not ours. We will point out what we see and give you the photos either way.

What do you need to quote a commercial roof?

We come look at it. Nobody can scope a commercial roof over the phone. Access, roof condition, where we get water, where it drains, your work window, insurance requirements, and tenant notice all change the number.

Is this the same service for a house as for a commercial building?

Yes. A metal roof on a house and a membrane roof on an office building get the same weaker mix and the same light rinse, because that is what the material allows. There is no package to pick either way. What changes is access and scheduling, not the method.
